Redbook

The Red Book valuation is a professional valuation of property or land carried out by an RICS registered surveyor. It provides a trusted, unbiased valuation report that adheres to stringent professional standards outlined in the Red Book itself.


By having a Red Book valuation, you can be sure that you are receiving an accurate valuation that is free from ambiguity or bias. The report will have been prepared to a high professional standard by the RICS Registered Valuer whilst adhering to good practice as per the guidelines set out in the red book.


A Red Book valuation should be carried out whenever you need a formal valuation for tax purposes or legal proceedings.


Most commonly, Red Book valuations are required when buying a home. Many homebuyers also carry out property valuations as part of a building survey so they can have an accurate market value of the property.


The valuation report is valid for three months but it can be extended.


A Red Book valuation may also be required for the following circumstances:


  • Probate
  • Capital Gains Tax
  • Transferring assets into a SIPP pension fund
  • Court proceedings such as divorce (Matrimonial Valuation Report)

Buy-To-Let

One of the most important decisions you will have to make when managing a buy-to-let property is determining the fair market rental value.


A market rent valuation will provide a professional opinion of rental value for a property taking into consideration a number of factors, including comparing rental rates being paid for similar properties in the same area in the same condition.

Desktop Valuation

A desktop valuation is a valuation performed without a physical inspection of a property. It will generally be undertaken where a full inspection of a property cannot take place.


This may include the valuation of new-build properties where the property is not finished and the valuation is based on plans and specifications of the finished product.


A desktop valuation is not a formal valuation and will only contain a brief description of the property to be valued which is based on evidence obtained prior to reporting (including photographs).


A desktop valuation will often provide a wider range of values and subsequently a more conservative valuation.

Market Valuation

A market valuation, otherwise known as a house or property valuation, is an estimate of a property’s true value in the current market.  At ACREWOODS only qualified Chartered Surveyors prepare formal market valuations.


Market valuation reports briefly detail a home’s overall condition and also describe its size and location. The property’s price is based on factors including:


  • Size
  • Condition and defects
  • Location
  • Proximity to public transport
  • Age
  • Quality of fixtures and fittings
  • Outside space
  • Parking


Unlike our building survey and the RICS HomeBuyer Report, house valuations don’t explain defects or provide a cost estimate for any required repairs.

Right To Buy

ACREWOODS provide formal valuations of council homes which are to be purchased by their occupants, under the current Right to Buy Scheme.


The Right to Buy scheme allows council tenants to purchase their council or housing association home at a significant discount.


Under the current Right to Buy Scheme, it’s possible to secure a discount worth up to 70% of your council home’s market value.


The local authority will usually send the registered tenant of the property, a formal offer.  The offer will include terms including a market valuation of the property.


ACREWOODS Chartered Surveyors provide clients’ with a formal valuation which can be used as evidence when making an appeal against the Council’s valuation.

Help to Buy

If you want to increase your share of the equity in your property or pay off your help-to-buy loan, you’ll need a valuation from a RICS registered valuer.

Staircasing is the process of purchasing all or some of the remaining equity in your shared ownership home. Home owners can increase their equity share by a minimum of 10% up to three times.


Property prices are prone to fluctuation, an independent valuation report prepared by ACREWOODS, who will have no ties with the Housing Association, will provide you with an independent view of the your property’s current value.


The valuation excludes any improvements you’ve made to the home, unless you intend to sell it, and it doesn’t provide an in-depth report on the property’s condition or required repairs.

Probate

A probate valuation is an estimate of the deceased person’s estate, including the main property, other properties, cash, stock, shares, house contents and any other possessions.


The probate valuation also reveals whether there is sufficient value in the estate to cover any liabilities left by the benefactor and whether there will be any distribution to the beneficiaries.

Capital Gains Tax Purposes

If you sell a property, you may need to pay capital gains tax, which is usually based on the profit from the sale.
